Practical design with a contemporary aesthetic

Take a pair of old and somewhat “lived-in” duplexes in a fantastic position, add equal parts of creativity, practicality, patience, love, dedication and time, along with a dash of vision from the clients, and the outcome can be spectacular.

Originally developed by a renowned pair of local surfing brothers, these duplexes high on the ridge at Burleigh Heads had a spectacular location but failed to utilise all the opportunities to engage with the outlook. Perhaps ideally suited to the original owners, the duplexes were outdated and lacked current conveniences and technologies.

Coupled with the outlook, the extremely steep site presented opportunities to update, improve, and extend on the original, while also posing challenges with materials and accessibility.

Lightweight, durable, and low maintenance materials were selected to simplify construction, while creative structural solutions were explored and employed to work with both existing building and the steep slope. Massive stone cladding on the lower level contrasts with the sleek angular upper level and visually anchors the building into the hillside.

Town planning constraints on the site limited the opportunities for extension to the existing structure either vertically or horizontally, as well as restricting permitted materials and colours, and limiting the buildings site cover.

With a northerly aspect towards the panoramic oceanviews, it was important to achieve a degree of shading as well as elevated outdoor living without compromising the architectural style.

Arkitektika developed concepts to utilise the existing building footprint and mass to provide additional upper level bedrooms as well as extra living areas on the lower levels. Development Approval was also obtained to extend and rebuild the existing external living areas and to create an outdoor living pavilion over the existing garage structure.

Upper level additions were conceived as an insertion into the original roofline to minimise the impact of the building works, both during construction and to the surrounding area.

The value Arkitektika added to the project through creative design and rethinking of the building, redefining the priorities of the building with the clients, and responding creatively to the opportunities that had been largely overlooked in the original building.
