Challenged by the three road frontages and steep slope, the builder client of this new home engaged Arkitektika to provide a creative and inspired design to capture the best of the blocks attributes without compromising his requirements.
With parkland across the road the uninterrupted ocean views along with the location were the main drawcards for the property.
However, in order to capitalise on these attributes Arkitektika had to develop a solution to address the problems associated with the site including the long narrow configuration, three frontages, access limitations, and the steep slope.
The proposed residence also faced strict controls from the Local Area Plan, placing limitations on form and height, as well as the proximity of a large apartment building on an adjacent site.
Through Arkitektika’s advanced 3D computer modelling we were able to negotiate with the local authorities to achieve an excellent creative result that demonstrated overall compliance with the intent of the regulations,
without having to strictly comply with the “deemed to comply” solutions.
The 4 storey residence features a vehicle turntable as well as lift access to the upper levels.
Pedestrian access is through a private courtyard to the middle level, with a large entertaining area below that opens to an elevated pool in front of the basement.
Primary living areas were located on the top floor to capitalise on the panoramic views.
The articulation of the building exploits the northern aspect with the ocean views to achieve a balance between internal and external living areas as well as maximising the potential for natural light and ventilation into the residence.
